Terms & Conditions
Reservation & Payment Policy
A non-refundable deposit of 50% per rental period is required to secure your reservation.
This deposit is applied toward your rental balance. Full payment plus security deposit is due upon check-in date.
Accepted payment methods: Visa, Mastercard, American Express, or Discover.
No refunds for late check-ins, early checkouts, or no-shows.
Cancellation Policy
Cancellations must be made in writing.
We suggest travel insurance because there will not be refunds provided for inclement weather.
Check-In / Check-Out
Check-in: 3:00 PM
Check-out: 10:00 AM
Late check-outs are not permitted due to tight turnover schedules.
Guest Capacity & Use
Maximum occupancy: 6 guests per houseboat.
All guests must be ages 10 or older.
Sleeping accommodations include a queen bed (stateroom), full bed (loft), and a full-size sleeper sofa.
Please note, this is a floating houseboat that needs to be boarded. Please use caution stepping on and off the houseboat and docks.
People who are prone to motion sickness may have a risk of experiencing discomfort.
Houseboats are stationary and remain docked during your stay. Operation by guests is not permitted.
Quiet hours are strictly observed from 11:00 PM to 7:00 AM.
Amenities & What’s Included
Each houseboat includes:
Full linens and towels
WiFi (Boatyard Guest / password: welcometolbi)
Kitchen: cookware, Keurig, toaster, serviceware, refrigerator, microwave, portable cooktop (upon request)
Bathroom with stand-up shower, hairdryer, and bath linens
Outdoor grilling stations and access to shared Boatyard amenities
Bikes are included, but a waiver must be signed at the marina office.
Water Use & Conservation
Water is limited onboard. Please conserve.
Do not run sinks unnecessarily.
Use provided Marina restrooms and outdoor showers whenever possible.
Do not flush anything other than toilet tissue (in moderation). Use the wastebasket provided.
Holding tanks are pumped out by staff as needed.
Cleaning Policy
Guests are expected to leave the houseboat in “broom clean” condition:
Remove all trash
Wash and put away dishes
Wipe down surfaces
Sweep the floors
Failure to do so may result in a cleaning charge of up to $250
Damages & Security
Guests are liable for any damages beyond normal wear and tear.
Repair and replacement fees will be charged to the card on file.
A full inventory is provided at check-in. Notify staff immediately of discrepancies.
Smoking, Alcohol, and Drugs
Smoking is not allowed inside the houseboats.
Smoking is strictly prohibited on property.
Alcohol is permitted for legal-age guests when consumed responsibly.
Marijuana or recreational drugs are strictly prohibited.
Pets
Pets are allowed: Maximum of 2 per houseboat
Pet fee is $50 per animal
Pets must not be left unattended, must be leashed when outside, and owners must clean up after them.
Safety & Emergency Information
Houseboats are docked and accessed by gangways. Please use caution when boarding.
No lifeguards are on duty. Swim and use marina amenities at your own risk.
Horseplay, diving, or unsafe activity on docks or piers is strictly prohibited.
Emergency: Dial 911 and notify staff immediately.
Liability & Waivers
By entering into this rental agreement, the guest assumes full responsibility for all occupants and agrees to:
Waive all claims against The Boatyard, its staff, and affiliates for injuries, damages, or losses arising from the rental
Indemnify and hold harmless The Boatyard from any liability due to accidents, loss, theft,
or misuse of the houseboat or marina facilities
Participate in all water-based or recreational activities at your own risk
Image & Media Consent
Guests may be photographed or recorded during their stay for promotional purposes.
By checking in, you consent to the use of your image and likeness without compensation.
If you do not wish to be included, please inform the front desk upon arrival.
Governing Law
This agreement is governed by the laws of the State of New Jersey.
Any disputes shall be resolved in courts located in Ocean County, NJ.
